UAE Developer Sales Reach AED 113.7bn in H1 2026: Amber Homes' H2 Dubai Market Outlook

The UAE’s ten biggest-selling property developers recorded more than AED 113.7 billion in property sales during the first half of 2026, according to figures reported by Gulf News.

Modon and Emaar led the market, while DAMAC, Aldar, Binghatti and Meraas were among the other major developers generating billions of dirhams in residential sales.

For Dubai property buyers, however, H1 sales rankings provide only one part of the picture.

Amber Homes’ H2 2026 view is that investors should also look closely at the upcoming development pipeline — particularly the next phase of waterfront residential supply from Nakheel and the wider Dubai Holding Real Estate portfolio.

Gulf News reported that the figures combine announced H1 financial results with DXB Interact’s half-year developer ranking, excluding international property sales recorded by Modon and Emaar.

The data demonstrates the scale of buyer demand across the UAE.

It does not, however, necessarily predict which developers or communities will produce the most compelling new opportunities during H2.

Is Meraas Missing From the H1 Developer Ranking?

No.

Meraas ranked sixth with approximately AED 7.5 billion in H1 2026 property sales.

Nakheel and Dubai Holding were not shown as standalone entries in the Gulf News top-ten ranking.

This distinction is important because Meraas and Nakheel both operate within Dubai Holding Real Estate, alongside Dubai Properties and other major real estate assets.

For buyers following future supply rather than historical sales alone, the wider Dubai Holding Real Estate pipeline therefore deserves separate consideration.

Dubai Islands, where Nakheel is developing a large new waterfront destination incorporating apartments, villas and low-density family housing.

And more specifically, the increasing focus on single-family homes near or directly on the water.

Palm Jebel Ali Is Entering a Different Stage

Palm Jebel Ali’s first major residential releases established the development primarily as an ultra-prime villa destination.

That picture is now changing.

Nakheel’s Palm Central Private Residences introduced a more diversified residential offering along Palm Jebel Ali’s central spine.

In June 2026, Nakheel released another Palm Central phase comprising 222 residences across three low- to mid-rise buildings, including one- to four-bedroom apartments and four- to five-bedroom townhouses.

This is strategically important for the master plan.

A major residential destination requires more than beachfront villas.

Palm Central begins adding different housing formats, community infrastructure and a more connected central neighbourhood to the island.

Meanwhile, construction of the original villa communities is progressing.

Nakheel announced contracts worth more than AED 3.5 billion for the construction of 544 Palm Jebel Ali villas.

For buyers evaluating a large off-plan master development, visible progress across villas, infrastructure and community components helps move the investment case from master-plan ambition toward physical delivery.

What About the Remaining Palm Jebel Ali Villas and Mansions?

Amber Homes is also closely following the limited remaining developer opportunities across Palm Jebel Ali’s villa inventory, including activity around Frond F.

The key investment characteristic is scarcity.

Beachfront frond villas are finite by design.

Unlike a conventional inland community, where additional phases may be developed on neighbouring land, the number of direct beachfront positions on Palm Jebel Ali is inherently restricted by the island’s geography.

This does not automatically mean every villa is a good investment.

Plot position, orientation, beach frontage, built-up area, neighbouring plots, payment terms and entry price still need to be assessed individually.

But the supply characteristics are fundamentally different from ordinary villa inventory.

Why Dubai Islands Matters for H2 and Beyond

Dubai Islands is Nakheel’s five-island waterfront master development off Dubai’s Deira coastline.

The destination is planned around residential communities, beaches, resorts, parks, leisure, marinas and extensive waterfront.

Nakheel has already established low-density residential demand through Bay Villas on Island B, which includes waterfront villas, garden villas, semi-detached residences and townhouses.

A contract worth AED 2.6 billion was awarded for construction of the 636-unit Bay Villas community.

This provides an important reference point for what Nakheel is building across Dubai Islands:

not only apartments, but family-oriented low-density residential products within an island environment.

Why Amber Homes Is Watching Island E

Based on the future launch pipeline being tracked by Amber Homes, Island E is an area we believe property investors should monitor closely for potential future villa and townhouse supply.

Until a project is formally announced by the developer, specifications, pricing, unit numbers and launch timing should not be treated as confirmed.

But the broader direction is important.

If Nakheel continues expanding its single-family residential offering across Dubai Islands, particularly through villas and townhouses positioned around waterfront environments, it addresses a product category that remains relatively scarce in Dubai.

Are Waterfront Townhouses Rare in Dubai?

Yes — particularly when compared with Dubai’s overall townhouse supply.

Dubai has numerous successful villa and townhouse communities.

But the majority are located in inland suburban master developments.

Far fewer projects combine:

low-density housing + island location + immediate waterfront environment.

Among the clearest historical reference points are Villa Amalfi at Jumeira Bay Island and Sur La Mer at Port de La Mer.

Villa Amalfi created an intimate collection of residences within Jumeira Bay Island.

Sur La Mer created a limited townhouse community within a waterfront setting with private beach access.

Neither should be treated as a direct valuation comparable for a future Dubai Islands launch.

The comparison is about scarcity of product type.

Dubai can continue developing inland townhouse communities as the city expands.

The amount of prime island and beachfront land is naturally more constrained.

That distinction matters to long-term buyers.

Why Single-Family Waterfront Homes Can Behave Differently

For any property investment, supply matters.

A three-bedroom townhouse should not be evaluated simply because another three-bedroom townhouse sold for a particular price.

Investors should ask:

Where is it located?

How much competing future supply exists?

Can another developer create the same product nearby?

Does the property’s value come mainly from its building, or from land and location?

This becomes particularly important for waterfront villas and townhouses.

Buildings can be replicated.

Prime coastline is much harder to replicate.

Together, these demonstrate why analysing only the H1 developer-sales table could miss an important part of the H2 story.

Is Palm Jebel Ali Better Than Dubai Islands for Investment?

They should not be treated as interchangeable investments.

Palm Jebel Ali is currently positioned at the ultra-prime end of Dubai’s waterfront market, with extremely limited beachfront villa supply and a long development horizon.

Dubai Islands offers a broader master-development story with apartments, villas, townhouses, hospitality and leisure across five islands and a wider range of potential entry points.

The correct choice depends on budget, investment horizon, desired property type and tolerance for an evolving master community.

Amber Homes recommends assessing individual projects and units rather than buying solely because of the master-development name.

What Should Property Investors Watch in Dubai During H2 2026?

The first half of 2026 confirms that demand for UAE real estate remains significant.

For the remainder of the year, Amber Homes is watching:

Palm Jebel Ali, particularly remaining beachfront villa opportunities and continued Palm Central development.

Dubai Islands, particularly future low-density villa and townhouse supply.

Nakheel’s waterfront pipeline, as Dubai Holding Real Estate continues developing some of Dubai’s most strategically important coastal land.

Scarce single-family waterfront housing, where the physical limitations of coastline can create a different supply profile from conventional residential development.
